1.     Contracts come into existence - This is when the sale agreement becomes binding. A 10% deposit is usually paid.

    2.     Settlement and completion -  The balance of purchase money is paid and title transfers to the purchaser.

 

    3.     Title document registered -  The land registration details are changed to show the purchaser as the owner.

What does my conveyancer do and what fees do i get charged?

Dial A Conveyancer will:

• prepare and clarify legal documents, such as, contract of sale, memorandum of transfer
• conduct research about the property and its certificate of title - eg checking for easements, type of title
• represent you in preparing for and during settlement
• place and hold deposit money in a trust account
• calculate the adjustment of rates and taxes when buying or selling a property
• liaise with the vendor or buyer's conveyancer over settlement arrangements
• contact you to advise when settlement or subdivision is complete
• contact your financial institution, if applicable, regarding how and when the final payments are to be made and received
• lodge all necessary documents with the relevant agencies.

Our conveyancing fees can be split into two parts: the legal fees (what Dial A Conveyancer charges for doing the work), and the disbursements (what third parties charge for certain services like searches). Some conveyancing fees apply to sellers only, and some only need to be paid by buyers.
